What is a reverse mortgage?

A reverse mortgage is similar to a traditional home equity line, except you get to keep the money and retain ownership of your home, without making a monthly payment.* At the end of your reverse mortgage—that is, when you permanently move out or pass away—the money you've used, plus interest, is deducted from the value of your house. Your heirs can then sell the house and receive the balance. Or they can pay the difference and keep the home. It's completely up to them.

How to qualify for a reverse mortgage

As is the case with any loan, there are specific requirements for getting and maintaining a reverse mortgage. To qualify for a reverse mortgage, you must meet the following eligibility requirements, as noted by the U.S. Housing & Urban Development (HUD):

  • Age of the Homeowner: The youngest borrower must be at least 62 years old.
  • Occupancy Requirements: The property must be your primary residence. It can be a single family home or a two- to four-unit home, where you live in at least one unit. Co-ops do not qualify.
  • Taxes and Insurance: You must be able to keep up with property taxes and insurance, as well as any maintenance and HOA fees.
  • Liens: You can’t have any liens against the existing mortgage.
  • Repayment: You and any heirs agree to repay the loan at the current interest rate in any of the following circumstances: when the house is sold, after the homeowner is no longer a resident or when the homeowner dies.

A borrower’s health status doesn’t factor in to whether or not you qualify for a reverse mortgage. But along with meeting the criteria above, you must meet with a HUD-approved counselor to discuss your eligibility for a reverse mortgage, the financial implications of this loan type and any loan alternatives.

Sale of the home by the borrower may cause payments or access to a line of credit to end or consumers would be required to repay a reverse mortgage during their life.
